Who are the Fund's advisers?Promoter - Strutt & Parker Real Estate Financial Service (SPREFS), which is FSA authorized and regulated will be promoting the Fund in the UK. Lawyers - The Fund has appointed Bates, Wells & Braithwaite as UK lawyers and Walkers as lawyers in the Cayman Islands.
How many Units are available in the Fund?There are 36 Units in total. The Fund has had its first closing in March 2007 with 30 Units subscribed and there are now only a small handful of Units available.
How were the countries chosen?The Countries were chosen, after significant research, to give the Owners a mix of spring, summer, autumn and winter sunshine, plus top-class skiing and golf. We have also focused on areas where the likelihood of an increase in property values is greater.
What happens if I don’t like one of the countries?It can happen! There is no requirement to go to every property during the lifetime of the Fund – you may find that you have a favourite location that you go back to more often than the others – it is your choice.
What services are provided?The cost of all utilities are included along with a Cook/Housekeeper who will be available to you during our stay, a maid service as required and a Gardener/pool person.
Are the staff full-time?The Housekeeper will be Full-time and will be your mainstay whilst at the property. The Gardener/pool person and maid will be at the property as required.
Do you have babysitters / nannies / chefs etc.?Babysitters / Nannies / chefs etc. will be available to book at extra cost. You may also wish to book other services such as car hire, transfers from the airport through Rocksure Property ltd.
How can I be sure that the properties are up to the standard described?The Value of the properties is an indication of the standard and the photographs and descriptions on the web site are all of properties within the set budget. The property featured in Phuket is the one we are likely to buy and have an unofficial option on.
Will the Properties remain the same during the life of the Fund?The Properties are likely to remain the same during the life of the Fund but there may be an instance where it makes financial sense to sell a property (for example if an outstanding offer is received for a particular property). In that case, another similar property would be purchased in the same location.
Why should I register my interest?Once you are registered, we will be able to send you further details. Registering your interest does not constitute any commitment from you to invest.
What is the proposed timetable?The Fund has had its first closing in March 2007 with 30 Units subscribed and there are now only a small handful of Units available. The properties will be available for use by October 1st. 2007. The Fund will close as soon as all the Units have been subscribed.

How many weeks do I get at the properties?Each Investor holding 1 Unit will receive an average of 4 weeks at the properties – this is made up of an average of 2 High season weeks, 1 Shoulder season week and 1 Mid season week.
How do I book my weeks?There will be a web site which will allow you to book your weeks and see the availability at each of the properties. Because the properties are likely to vary in value and rental worth, each Investor will receive "Rocksure Pounds" equivalent to the average rental value of the properties of 2 High Season Weeks, 1 Shoulder Season week and 1 Mid season week. What happens if I don’t have enough "Rocksure Pounds" for my selected week(s)?Further "Rocksure Pounds" can be purchased and the revenue goes directly into the Property Fund.
Can I give a week to friends or family?Yes, there are no restrictions on who you give your week(s) to. You do, however, retain the responsibility for any damage caused to the property during the period that your friends/family are in residence.
Can I rent out a week at a property commercially?Yes, although we do ask that you rent the week(s) through us so that we can ensure the proper legal agreements, deposits etc. are in place.
Can I go for less than a week?Most properties are structured on a weekly basis. You can go for less than a week but the number of "Rocksure Pounds" would be the same as a whole week.
Why are some of the weeks rented out?Some of the weeks at the properties are rented to help cover the costs of staffing, utilities, annual maintenance and taxes.
How early can I book my weeks?The investors will have priority in booking weeks at the properties and this will be available up to a year ahead.
What happens if the week I want is not available?It may happen that another Investor has booked a week at a particular property that you want but the total number of weeks allocated to the Investors represents only 46% of the total weeks at the properties, so there should be plenty of available space – there is a priority system for peak and high seasons weeks for bookings between 1 year and 9 months out, to ensure...
What happens if for some reason, I can’t take all the weeks at the property?Your entitlement can be rolled forward to the following year and can be used for low, shoulder and mid seasons. In instances of force majeure (where travel to a particular destination(s) is severely curtailed) when this would have to be reviewed.
Are there any yearly charges?There is a small annual management and maintenance charge to help cover the costs of running the properties: It is anticipated that this will be £1,500 per Owner in 2007/8, but it is linked to the success of the rental programme – there could be a small adjustment, up or down.
What responsibilities do I have regarding the properties?The beauty of the concept is that Rocksure Property Ltd. has the responsibility for looking after the properties including all staffing, annual maintenance and utilities. All you need to do is sit back and enjoy your properties. |
